WhiteStar Property Management provides full-service property management services for owners and investors of all residential property types.  We have two office locations in Southern and Northern California to serve your property management needs.  Our main office is located in Southern California - Palm Desert - our Northern California office is located in Pleasanton serving the entire East Bay. 

We manage and lease long-term rentals for all residential property types specializing in single family homes.  We also manage condos, townhomes, second homes and multi-family buildings.  We have an extensive tenant screening process which secures well-qualified, long-term tenants.    Our mission is to provide you with individual personalized management focused and tailored to fit your specific needs.  Our full service property management fee is 10% of the gross rents collected monthly, if we are not collecting rent, you do not pay. 

Full Service Property Management:

• Preliminary property/home inspection 
• Ad placement and marketing property via online, newspaper & local and national MLS 
• Conduct open houses and property showings to prospective tenants
• Tenant screening, credit check, back-ground check and eviction reporting
• Contract negotiations
• Execute rental/lease agreements
• Provide tenants all required dislosures and appropriate documents (CC&R’s etc.)
• Collect rents, pay owner bills and hold security deposits in trust account
• Provide monthly financials and expense reports, disburse rent proceeds
• Routine property inspections 
• Vendor Management – coordinate and manage landscapers, repairs, pool service, maintenance repairs etc.
• 24-hour emergency services
• Provide annual operating report with all rents collected, monies received, expense totals, and total monies paid to owner and 1099 for tax purposes

Lease Only Service:

We offer a LEASE ONLY service for property owners who want to manage their property on their own, but need help finding a well qualified tenant.  WhiteStar Propety Management provides you a hassle free and easy way to lease your residential investment property through our lease only service!  We will provide you with the following services:

• Property Inspection and walk-through
• Discuss methods to enhance your properties appeal for quick rental
• Set an agreed upon fair market price for rent to attract customers
• Prepare marketing campaign (Place your property on craigslist, our website and various other online services)
• Place our professional “FOR LEASE” sign in yard, window, garage or appropriate location
• Conduct open houses and show property to prospective tenants
• Screen and qualify prospective tenants
• Confer with you on prospective tenant's application for your approval
• Prepare lease documents, disclosures and addendums
• Conduct walkthrough with tenant upon move in day, collect the first month’s rent and security deposit
• You will receive a copy of the signed Lease Agreement and addendums along with an owners financial statement.   A check for the balance in your Trust account is delivered to you minus our leasing fee. 
• The property and tenant is now turned over to you for management.  We provide this service for only ½ of one month’s rent with a minimum of $795.00.   We look forward to helping you.
